Buying a home in Middle Georgia
From the first conversation to the day you get the keys, here's what buying a home with Dexter looks like — and what to expect along the way.
How it works
- 01
Start with a conversation
Talk through what you're looking for: areas, budget, timeline, and the must-haves. Before touring homes you'll sign a written buyer agreement, and Dexter will walk you through exactly what it covers — including how he's paid — so there are no surprises.
- 02
Get pre-approved
A lender pre-approval tells you what you can comfortably spend and shows sellers you're serious. Dexter can recommend you to local lenders and help you understand options like conventional, FHA, VA, and USDA loans.
- 03
Search and tour homes
Browse active listings, then tour the ones worth seeing in person. Dexter will point out the things listing photos don't show — condition, layout quirks, and what the neighborhood is actually like.
- 04
Make a strong offer
Dexter helps you set the price and terms — earnest money, due diligence period, closing date — and negotiates on your behalf to get the offer accepted.
- 05
Inspections and due diligence
Once you're under contract, you'll schedule inspections and the appraisal. If something comes up, Dexter helps you decide whether to ask for repairs, negotiate a credit, or walk away within your due diligence period.
- 06
Close and get your keys
In Georgia, closings are handled by a closing attorney. After a final walkthrough, you'll sign the paperwork and the house is yours.
Common questions
How much do I need for a down payment?+
It depends on the loan. Conventional loans can go as low as 3%, FHA loans typically require 3.5%, and eligible buyers can use VA or USDA loans with no down payment. Your lender can tell you what you qualify for.
How long does buying a home take?+
The search can take anywhere from a few days to a few months. Once your offer is accepted, closing with financing usually takes 30 to 45 days.
Can you help if I'm moving from out of town?+
Yes. Whether you're relocating for work, for Robins Air Force Base, or to be closer to family, Dexter can help you get to know the area, tour homes by video, and keep things moving from a distance.
Does it cost me anything to work with Dexter?+
How Dexter is paid is spelled out in your buyer agreement before you ever tour a home. It's often covered as part of the sale, but it's negotiable — he'll explain your options up front.
